    PNC says its objective is to reduce the stress, complexity, and anxiety of applying for a mortgage.

    The quality of its online tools suggests it’s taking that promise seriously. PNC can make it feel as if you have a knowledgeable friend holding your hand throughout the entire mortgage process.

    Meanwhile, many who live on the eastern side of the country will be able to apply for a mortgage face-to-face, in one of PNC’s 2,600 branches.

    That said, PNC does get only average customer reviews from J.D. Power survey respondents.

    One word of caution: Read your post-application loan estimate from PNC carefully before you decide to accept the offer.

    There are suggestions that some people find details in those estimates that weren’t immediately clear from the pre-application information you see online.

    Of course, this is a best practice for any lender. Be sure to get multiple loan estimates and then compare them side by side and line by line.

    Working with PNC Mortgage

    PNC’s online Home Insight service comes in two flavors.

    The first is called Home Insight Planner. It lets you input your personal household budget and lifestyle details, and then guides you to the loan that should suit you best.

    The second component, Home Insight Tracker, takes over when you’ve made an application.

    Q: We read your column all the time and hope you can help us. We co-signed a student loan for our son with National City Bank, where we had been customers for 30-plus years. As we are all well aware, National City was bought by PNC.

    In September 2007, we were informed that National City had sold the loan to National Collegiate Trust.

    Our son died in May of 2008.

    We have continued to make the minimum payment on this loan.

    In April 2012, you wrote a story about a student who had died and his loan was co-signed as well -- but KeyCorp had forgiven his loan. However, this was after a huge social media blitz on behalf of the student and his family. My husband and I are not "into" social media. We would not have the first clue as to how to begin.

    However, we did go to our bank manager (more than once) at now PNC to see if the loan could be forgiven. We were always told we had to contact National Collegiate Trust. We did that on numerous occasions, hoping to get a more sympathetic party to answer the phone. We were always told that there was NO loan forgiveness for a death.

    In the Plain Dealer article, you quoted a PNC spokesman that "in the unfortunate event that a student borrower dies while in school, or before the grace period ends after leaving school, PNC will generally discharge the students educational loan debt at the request of the co-signer."

    My argument is: I took this loan out with National City, because I had a long-time relationship with them. I did not know they would sell the loan. I believe if they sold the loan, then the new loan holder should be made to uphold all of NCB's policies, as PNC should when they took over.

    My husband and I are in our 60's. This loan is for about $15,000.

    I hope there is something that can be done. It is not only the principle of some getting relief because of the squeaky wheel, but it was so painful to have this bill come in every month with our deceased son's name on it.

    As you probably know, federal loans are discharged after a family submits proof that the student died. Private loans don't necessarily work that way.

    I first contacted PNC to see what, if anything, they could do. Here's the statement from bank spokeswoman Marcey Zwiebel:

    "Based on the information provided, this loan was sold to National Collegiate Trust by National City long before our acquisition of them. Prior to 2008, it was a common industry practice to sell student loans to NCT and dozens of bank lenders did so.

    " In this case, NCT is the title holder of the loan. While PNC has a policy of providing loan forgiveness upon the unfortunate instance of a student's death, PNC is not a party to this loan. Regardless, our team is going to make an inquiry with NCT to find out if there is any room for further discussion. "

    Nothing apparently could be done there. PNC simply doesn't own the loan, and it was sold long before PNC bought National City. PNC doesn't have direct influence here.

    Next, it was actually a little bit of a puzzle to figure out who to contact for the loan, because National Collegiate Trust doesn't service your loan. National Collegiate Trust is actually a squishy family of trusts in Delaware. It buys student loans from banks and bundles them as investments.

    I did track down your loan's servicer, American Educational Services in Harrisburg, Pennsylvania. It frankly doesn't seem possible to reach a person with National Collegiate Trust.

    I did talk with AES spokesman Keith New, who said AES could reach out to National Collegiate Trust on your behalf and advocate your position.

    But after several weeks of providing information to AES and back and forth, National Collegiate Trust apparently has no intention of forgiving your son's student loan. This is unfortunate. It seems if this were a federal loan, or even a loan held by PNC or any actual bank, the story would be much different.

    Here's part of the letter sent to you: "The loan was transferred into your name when your son passed away, and you became solely responsible for its timely repayment. However, we understand that you are requesting for your loan to be forgiven.

    "Since AES is not the holder of the loan, it does not have the authority to alter or negotiate the terms of the credit agreement. Even though an original lender may offer a death forgiveness program, this option is not currently available through the current loan holder.

    "In an effort to assist you, AES elevated your request for loan forgiveness to the loan holder for further review. However, AES did not receive authorization to dismiss any portion of the loan. Therefore, normal servicing activities must continue, as required by the loan holder."

    I'm sorry I couldn't get this resolved. I was really hopeful. Some members of Congress have pushed for laws that require private student loans to be forgiven if the student dies. We will stay tuned.

    Q: On your column about the person whose husband refused to give his wife's Social Security number: I work for a healthcare company. We are mandated to identify patients to the nth degree, not only to prevent providing inappropriate care and drugs, but also because along with people stealing identities for profit, more people are stealing health insurance information to get free care!

    Hypothetically Mrs. M's husband's brother/cousin/whatever could get her insurance information but still not know her Social Security number. Of course with her standing there, with Mr. it might seem an unnecessary request, but the policy has its root in a valid problem.

    As many of our patients are Medicare, there is not as much issue with collecting third-party information, as Medicare patients are not covered under anyone but themselves, but I can understand why a provider might feel they have personal loans through pnc bank request this information when there is a third party involved in providing the insurance.

    It sucks, and I wouldn't want to provide this information either, but I can see the doctor's office dilemma. Identity thieves are making problems for everyone coming and going.

    A: I fully appreciate doctor's offices, dentist's offices, hospitals, etc., wanting to make sure they're providing health care to the correct person, not an impostor. I would argue strongly that being able to recite a spouse's Social Security number doesn't verify a person's identity.

    Hmm. How about if healthcare providers did what mine does? I have to show my driver's license when I go for an appointment. When I took my sons for appointments when they were younger, I'd have to show my ID before they had one to show.

    Personal loans through pnc bank -

    Q: We read your column all the time and hope you can help us. We co-signed a student loan for our son with National City Bank, where we had been customers for 30-plus years. As we are all well aware, National City was bought by PNC.

    In September 2007, we were informed that National City had sold the loan to National Collegiate Trust.

    Our son died in May of 2008.

    We have continued to make the minimum payment on this loan.

    In April 2012, you wrote a story about a student who had died and his loan was co-signed as well -- but KeyCorp had forgiven his loan. However, this was after a huge social media blitz on behalf of the student and his family. My husband and I are not "into" social media. We would not have the first clue as to how to begin.

    However, we did go to our bank manager (more than once) at now PNC to see if the loan could be forgiven. We were always told we had to contact National Collegiate Trust. We did that on numerous occasions, hoping to get a more sympathetic party to answer the phone. We were always told that there was NO loan forgiveness for a death.

    In the Plain Dealer article, you quoted a PNC spokesman that "in the unfortunate event that a student borrower dies while in school, or before the grace period ends after leaving school, PNC will generally discharge the students educational loan debt at the request of the co-signer."

    My argument is: I took this loan out with National City, because I had a long-time relationship with them. I did not know they would sell the loan. I believe if they sold the loan, then the new loan holder should be made to uphold all of NCB's policies, as PNC should when they took over.

    My husband and I are in our 60's. This loan is for about $15,000.

    I hope there is something that can be done. It is not only the principle of some getting relief because of the squeaky wheel, but it was so painful to have this bill come in every month with our deceased son's name on it.

    A: First, as the mother of college-age sons, my heart breaks for you, and I'm so sorry for what your family has gone through.

    As you probably know, federal loans are discharged after a family submits proof that the student died. Private loans don't necessarily work that way.

    I first contacted PNC to see what, if anything, they could do. Here's the statement from bank spokeswoman Marcey Zwiebel:

    "Based on the information provided, this loan was sold to National Collegiate Trust by National City long before our acquisition of them. Prior to 2008, it was a common industry practice to sell student loans to NCT and dozens of bank lenders did so.

    " In this case, NCT is the title holder of the loan. While PNC has a policy of providing loan forgiveness upon the unfortunate instance of a student's death, PNC is not a party to this loan. Regardless, our team is going to make an inquiry with NCT to find out if there is any room for further discussion. "

    Nothing apparently could be done there. PNC simply doesn't own the loan, and it was sold long before PNC bought National City. PNC doesn't have direct influence here.

    Next, it was actually a little bit of a puzzle to figure out who to contact for the loan, because National Collegiate Trust doesn't service your loan. National Collegiate Trust is actually a squishy family of trusts in Delaware. It buys student loans from banks and bundles them as investments.

    I did track down your loan's servicer, American Educational Services in Harrisburg, Pennsylvania. It frankly doesn't seem possible to reach a person with National Collegiate Trust.

    I did talk with AES spokesman Keith New, who said AES could reach out to National Collegiate Trust on your behalf and advocate your position.

    But after several weeks of providing information to AES and back and forth, National Collegiate Trust apparently has no intention of forgiving your son's student loan. This is unfortunate. It seems if this were a federal loan, or even a loan held by PNC or any actual bank, the story would be much different.

    Here's part of the letter sent to you: "The loan was transferred into your name when your son passed away, and you became solely responsible for its timely repayment. However, we understand that you are requesting for your loan to be forgiven.

    "Since AES is not the holder of the loan, it does not have the authority to alter or negotiate the terms of the credit agreement. Even though an original lender may offer a death forgiveness program, this option is not currently available through the current loan holder.

    "In an effort to assist you, AES elevated your request for loan forgiveness to the loan holder for further review. However, AES did not receive authorization to dismiss any portion of the loan. Therefore, normal servicing activities must continue, as required by the loan holder."

    I'm sorry I couldn't get this resolved. I was really hopeful. Some members of Congress have pushed for laws that require private student loans to be forgiven if the student dies. We will stay tuned.

    Q: On your column about the person whose husband refused to give his wife's Social Security number: I work for a healthcare company. We are mandated to identify patients to the nth degree, not only to prevent providing inappropriate care and drugs, but also because along with people stealing identities for profit, more people are stealing health insurance information to get free care!

    Hypothetically Mrs. M's husband's brother/cousin/whatever could get her insurance information but still not know her Social Security number. Of course with her standing there, with Mr. it might seem an unnecessary request, but the policy has its root in a valid problem.

    As many of our patients are Medicare, there is not as much issue with collecting third-party information, as Medicare patients are not covered under anyone but themselves, but I can understand why a provider might feel they have to request this information when there is a third party involved in providing the insurance.

    It sucks, and I wouldn't want to provide this information either, but I can see the doctor's office dilemma. Identity thieves are making problems for everyone coming and going.

    A: I fully appreciate doctor's offices, dentist's offices, hospitals, etc., wanting to make sure they're providing health care to the correct person, not an impostor. I would argue strongly that being able to recite a spouse's Social Security number doesn't verify a person's identity.
